Dead Slide Gate Motor in Alamo Heights
Before
AfterBefore: the homeowner’s gate had been dead for three days. The motor hummed for a second, then gave up. A 1/2 HP Viking slide operator had burned through its capacitor after years of pushing a gate that had drifted out of alignment. After: we pulled the old motor, reset the gate’s track alignment, installed a fresh capacitor and drive gear set, and torqued every mounting bolt to spec. The gate opens at full speed now, every time, and the whole job was done in one afternoon.
Broken Gate Hinge Reweld on a Wrought Iron Driveway Gate
Before
AfterBefore: the gate sagged three inches at the latch side because the lower hinge pin had sheared and the barrel was cracked. The owner told us the gate had scraped against the driveway apron for two weeks before they called. After: we cut away the cracked section, jigged the gate back to level, and rebuilt the hinge barrel with a fresh pin and heat-treated bushing. The latch engages without lifting the gate, and the scrape marks on the concrete are the only reminder that anything ever sagged.
Ghost Controls Gate Opener Swap Near Olmos Basin
Before
AfterBefore: a Ghost Controls opener that worked fine mechanically but wouldn’t respond to remotes. The receiver board had been fried by a nearby lightning strike, which we see in San Antonio every storm season. After: rather than gamble on a used board, the customer opted for a new operator assembly. We reused their existing mounting posts, rewired the keypad and vehicle sensor loop, and programmed two new remotes. Total time between phone call and a working gate: same day. The customer kept the old mechanical arm as a spare.
Mighty Mule Solar Actuator Replacement on a Small Farm Gate

Before: a solar Mighty Mule on a light ranch gate that would open halfway, stop, and beep. The actuator arm’s internal limit switch had worn out after roughly five years of twice-daily cycles. After: we installed a new actuator, cleaned the solar panel, and re-seated the battery connections that had loosened from livestock traffic. The gate now completes its full arc quietly. This kind of job usually runs between $280 and $420 depending on the actuator model and whether the panel needs attention, and we write that number down before we start.
BFT Control Board Diagnostics in Stone Oak

Before: a BFT-controlled swing gate that worked, then didn’t, then worked again. The kind of intermittent failure that makes you think you imagined the problem. After: we traced it to a loose ribbon cable between the control board and the limit switch interface. Reseated the connector, zip-tied the harness so it wouldn’t vibrate loose again, and replaced the foam gasket that had let dust into the housing. The gate has cycled clean for months since. A call like this is exactly why we send a tech who’s seen BFT boards before, not someone learning on your gate.
FAAC Hydraulic Arm Seal Repair on a Commercial Entry Gate

Before: a FAAC hydraulic arm that had started weeping fluid onto the mounting post. The gate still ran, but it was slower than it should have been and the leak was only going to get worse. After: we pulled the arm, replaced the rod seals and O-rings, flushed the old fluid, and topped it with factory-spec hydraulic oil. The post was cleaned and repainted where the fluid had damaged the coating. Cheaper than a new arm, and the arm now moves at full speed with no puddle forming underneath.
Want Results Like These?
Every job above started the same way: a phone call. When you call (940) 531-3336, a live person answers. We’ll talk through what your gate is doing, what it should be doing, and what we’d expect a repair to cost before a tech ever arrives. The price is written down, the work is guaranteed in writing for 365 days, and the technician who shows up sends you their name and photo before ring. That’s the whole system.
