FAAC hinge and roller replacement in San Antonio typically runs $225 – $460 installed per hinge assembly, depending on the series and whether the hinge pillar needs realignment. We stock FAAC-compatible hinges and rollers on our trucks for the C720, C721, S450H, S700H, and 400 series, so most residential jobs are done the same day we come out. The part usually announces itself before it fails outright: the gate starts dragging on the ground side, sags a few inches at the latch end, or makes a low groaning sound every time it cycles. By the time the roller wheel is visibly cracked or the hinge pin is ovaled out, the gate has been working against itself for months.

Which FAAC Models This Applies To
FAAC builds its residential and light commercial swing gates around a few hinge families that repeat across model lines. The C720 and C721 slide gate operators don’t use hinge assemblies the way swing gates do, but their roller trucks and guide rollers wear on a similar schedule. The S450H, S700H, 400, 415, and 422 swing operators pair with heavy leaf hinges whose pin diameter and hinge offset vary by gate weight and panel thickness. The compatibility gotcha we see regularly in San Antonio: an S450H hinge looks nearly identical to a 400 series hinge, but the bolt pattern is offset by roughly 6mm, and forcing it means wallowing out the mounting holes and paying for a re-drill later. We match by measuring hinge pin diameter, leaf length, and the distance between mounting bolts rather than trusting a stamped part number that may have worn off years ago.
On OEM versus aftermarket: FAAC’s genuine hinges are well made, but they’re not magic. For most residential gates under 14 feet and 800 pounds, a quality aftermarket hinge with a sealed roller bearing will outlast an OEM bronze bushing hinge in San Antonio’s heat and dust. We stock both and will tell you plainly which one we’d put on our own gate for your setup.

Signs Your FAAC Hinge & Roller Replacement Is Failing
- The gate drags or scrapes near the free end. When the roller wheel wears flat on one side or the hinge pin bends, the gate drops just enough to kiss the concrete. You’ll see a bright wear line in the driveway or a polished spot on the gate’s bottom rail. Ignore it, and the roller wheel digs a trench.
- You hear a groan or squeal on every open and close. That’s metal on metal, usually a roller bearing that’s run dry or a hinge bushing that’s eaten through. Greasing it quiets things for a week, but the wear surface is already gone.
- The gate sags visibly at the latch end. Stand back and look at the top rail. If the gate is no longer level by more than half an inch, the top hinge has spread or the hinge pin is bending. The latch stop and receiver wear out next because the gate no longer meets them square.
- The roller wheel wobbles or has visible cracks. San Antonio’s hard water and full sun don’t crack steel wheels, but they do bake the life out of polyurethane and nylon wheels. Once you see surface crazing or a flat spot, that wheel is done, and the wobble transfers load to the hinge pin.
- The gate bounces or shudders mid-travel. A bent hinge pin or an ovaled roller axle makes the gate climb and drop with every revolution. That bounce loads the operator arm unevenly and shortens the motor’s life, which turns a hinge problem into a much more expensive operator problem.

AfterReplacement Cost & What’s Included
In San Antonio, you’ll generally pay $225 – $340 to replace a single FAAC hinge assembly including the part, and $320 – $460 when we’re replacing both the hinge and the roller wheel as a matched set, which is what we recommend on gates over 12 feet. The range comes down to three things: whether we’re working with genuine FAAC or a heavy-duty aftermarket equivalent, whether the hinge pillar needs shimming or the mounting holes need re-drilling, and whether the gate has to come off entirely to address a bent pin. Heavy commercial leaf gates and custom ornamental work can run higher, and we’ll tell you that before we quote, not after.
The price we quote is the price you pay. You get the written price for the parts and labor before any work starts, and if the replacement fails inside a year for any reason related to our work, the return visit is free under the 365-Day Done Right Promise. No pro-rated labor, no re-diagnosis fee. We’ll replace the part and make it right.
DIY or Call Us?
You can safely watch for the symptoms above and oil the hinge points with a light machine oil twice a year, which does genuinely extend bushing life in San Antonio’s dry climate. What you shouldn’t do is unbolt a hinge on a swing gate that’s still attached at the other end. The moment the top hinge comes loose, the gate becomes a lever, and a 400-pound gate with only one hinge left will swing, drop, or fold in a direction you didn’t plan for. We’ve seen crushed toes and pulled shoulders from exactly that. Even a hinge swap on a gate that’s been propped up safely goes wrong fast if the hinge pillar has settled and the new hinge doesn’t sit flat. That’s the part most YouTube videos leave out: the machining and shimming it takes to get the gate level again after the part is in. If you’d rather not find out the hard way, call us at (940) 531-3336 and we’ll send a tech with the right parts and a written price.
FAQs
Most FAAC swing gate hinges and rollers in San Antonio last seven to ten years before they need replacement, though rollers on gates that cycle more than 40 times a day can wear in half that time. Our heat and dust accelerate bushing wear, and the seasonal dry-wet cycles work on any exposed mounting hardware. If your gate is original to a home built before 2018, the hinges are living on borrowed time. Call (940) 531-3336 for an inspection and an honest life estimate before it fails completely.
Usually not. Once a hinge pin is bent or a roller bearing has eaten itself, the wear surfaces are gone and machining a repair costs more than a quality replacement. Bushings can sometimes be pressed out and swapped, but in practice we replace the hinge assembly as a unit so the gate hangs true. We’ll always show you the worn part and explain why we’re not repairing it, and the written quote is yours before any work starts.
For most residential FAAC swing gates in San Antonio, we complete a hinge and roller replacement in two to three hours on site, including removing the gate, shimming the hinge pillar if needed, and re-hanging the leaf level. If we’re also replacing the operator arm mounting bracket or the latch stop, add another hour. You’ll have a written time estimate with the price before we begin.
We stock the most common FAAC hinge and roller assemblies on our trucks, including heavy-duty aftermarket equivalents for the S450H, S700H, and 400 series, along with universal roller wheels sized for standard FAAC track. Oddball commercial sizes may take a day or two to source locally in San Antonio. When you call, we’ll confirm your model and what we’re bringing. And if you have an older LiftMaster, Mighty Mule, or Ghost Controls gate on the same property, we stock parts for those too.
